Here on the coast, moss, lichen and algae are a  fact of life. Moss thrives in our damp, heavily treed environment. Our  roofs are no exception! If you are  here, you have likely done some  research and have ultimately come to the conclusion that its best to get  a handle on the unwelcome growth or to prevent it. Either way, good  thinking! Its not going to quit on its own.

How  fast the moss and lichen spread is dependent on the immediate  surroundings of your home, barn, office or structure. Its no secret that  the stuff prefers shaded over sunny, damp over dry. This almost always  ensures the north, shady side of a home has the most growth. However, it  is almost always present on the entire roof, in smaller  concentrations. 

The  more moss grows, the more moss grows. What? Well, moss "breeds" by  spores. So, the more moss you have, the faster new moss will grow. Some  homeowners tell us they only had a little bit last year, but now its  really coming in. 

SOLUTION

Brightside  Wash recognizes "industry best practices" when dealing with roof cleaning and moss removal. Also called Softwash or softwashing, we utilize low pressure to  first blow off roof debris, sticks, needles, leaves etc with low pressure. This will also  take care of 20-60% of roof moss. We call it the "low hangin' fruit".  Roofs are rinsed twice as the wetter the moss gets, the easier it  loosens up and lets go. This inevitably  leaves your gutters full of  debris, so a roof cleaning or moss removal includes a full gutter cleaning service!!  While we are there, we take note of proper drainage, flow and downspout  function in your gutters. (We will let you know if your gutters have issues). We do not  install or repair gutters, but can refer you to companies that do upon  request. 

After  we clean up our mess, its time to treat the remaining moss. Our  products are mostly proprietary (and biodegradeable) including the  percentages, however we will share that the active ingredient is sodium  hypochlorite (chlorine or bleach). WILL MY ASPHALT ROOF LOOK NEW?

Sorry,  no. Not yet anyways. Heres why; the shingle is made of 3 main  components. A fiberglass "spine" covered in asphalt. Asphalt is soft and  easily eroded so granules of stone are pressed into the asphalt (this  stone is the color of your roof). The granules take the brunt of  weather, falling sticks, wind driven rain and sun. These granules are  the health of your roof too and as the roof ages, granules are lost. How  long your roof will last is directly tied to the granules that are  still imbedded. Using high pressured water, scraping or sweeping will  remove a lot of granules. This is why we only use low pressure! As a  matter of fact, our hand can safely and easily be put right in front of  the gun! High volume, low pressure. Once we treat the roof, all organic  material is dead. Heavy moss will appear as dead grass and this will be  removed by weather, in time. Speeding this process through high pressure  or tools will shorten the life of your roof, guaranteed!  The dead moss  will remove faster with maintenance treatments using low pressure. 

PREVENTION

Initial  moss treatments require more time and far more product. In short, they  cost more. However, if your roof is relatively new (2 or 3 years) or  recently treated (no moss present), a regular maintenance service is a  good idea! A regular maintenance costs much less and is usually  performed during a regular gutter service. Since we are already there  cleaning out gutters, adding moss maintenance is an easy choice.

FINAL CONSIDERATIONS

If  a lawns maintenance were to be deferred for five or ten years, a quick  maintenance trim will not bring it back to its former beauty. The same  goes for a heavily mossed roof.
